Drive onto Golden Gate Point from Gulfstream Avenue and the peninsula reads the way it has for a decade: eighteen boutique condominium buildings arranged around a single looped street, the Ringling Causeway framing the north end, Bayfront Park closing the south. The listings tell a different story. As of mid-July 2026, thirty-eight active condos sit on the MLS with a median asking price of $3.795 million and an average of $1,384 per square foot. That headline number is the trap.

Split those thirty-eight listings by building and a two-tier market appears. Resale inventory in the older buildings and even in recently completed towers trades in one band. Presale and just-delivered new-construction residences trade in another, roughly fifty percent higher per foot. The premium is not paying for Sub-Zero appliances or European cabinetry. Those are in both tiers. The premium is paying for something the peninsula is running out of: ground.

The Math of a 22-Acre Peninsula

Golden Gate Point is 22 acres of dredge-created land jutting into Sarasota Bay, one block from downtown, one bridge from Lido and St. Armands. Eighteen buildings already stand on it. Five newer projects are in various stages of delivery, and one active listing is a 0.496-acre teardown site marketed openly as a "premier canvas" for a developer. That is the entire supply pipeline. When it is built out, the peninsula is finished.

What the Median Hides

A buyer who has only seen the $1,384 average will underwrite a very different transaction than the one actually on offer. Aqua, Guy Peterson's 2016 boutique of eight full-floor residences ranging up to 5,700 square feet, opens at roughly $4.5 million. La Bellasara sits mid-tier. Evolution's remaining full-floor units start near $1.5 million and top out with penthouse 801, which carries a 2,279-square-foot private rooftop terrace positioned as the only one of its kind in the neighborhood. Amara starts at $4.2 million for a 2,600-square-foot residence with a marina slip conversation attached and a two-year construction wait.

The commodity data point is the median. The local knowledge is that a $3.8 million budget on Golden Gate Point in July 2026 buys either a completed, move-in-ready residence in a building that has already weathered its first hurricane cycle, or a hold-your-deposit position in a project that will not hand you keys until 2028. Those are not the same asset.

Anthony Solomon, president of the Ronto Group, has publicly described both Owen Golden Gate Point and Rosewood Residences Lido Key as "full speed ahead" following the 2024 hurricane season, and the Sarasota Planning Board unanimously approved the Amara two-tower plan on January 8, 2025 before site clearing began. Timeline confidence is not academic on a peninsula this small.

The Timing Decision No One Names

Every downtown Sarasota condo write-up frames the choice as new versus resale. On Golden Gate Point the sharper question is when you take delivery, because the peninsula's supply curve pinches hard around 2027–2028.

The Owen finishes in the second quarter of 2026. That is twenty-nine residences arriving now. Peninsula Sarasota is already complete. Evolution and En Pointe have remaining new inventory available today. If a buyer wants Golden Gate Point without a construction contract, this window is unusually thick. Six88's ten residences and Amara's fifty-four will not deliver for eighteen to thirty months, and once both close out there is no visible next project because there is no visible next parcel. The teardown listing at 21,600 square feet is priced accordingly.

A buyer who signs at Amara today is paying 2028 pricing for 2028 delivery and locking in a marina slip conversation and an eight-story scale in a market where the last new tower is a full cycle away. A buyer who closes at Evolution or Peninsula this quarter is paying today's per-foot rate on a certificate of occupancy already in hand. The right answer depends on whether the buyer's return horizon rewards patience, and whether the deposit schedule on a presale contract is a use of capital they can afford to have parked for two years.

Two Frictions That Surface Late in a Golden Gate Transaction

  1. Marina slip allocation is not a line on the price sheet. Amara's private marina is one of the project's central selling points, but slip availability is limited and is negotiated separately during the purchase process. Buyers who assume a slip is bundled at a certain unit tier occasionally find out otherwise in contract review. On a boater's peninsula, this detail can be worth six figures.

  2. The 1996–2005 boutique buildings are not comparable to each other. Alta Mer, Golden Bay, Grande Riviera, La Bellasara, Vista Bay Point, and Majestic Bay each carry ten to thirteen residences, single-floor plans, private elevator foyers, and their own reserve studies and insurance renewals. Two buildings sharing a street address behave nothing alike on a special-assessment vote. Resale underwriting on the peninsula is a building-by-building exercise, not a neighborhood one.

Is there anything left to build on Golden Gate Point after Amara delivers? On paper, one 0.496-acre parcel is currently on the market as a development site, and a handful of older low-rise buildings could theoretically follow the Pier 550 path. In practice, the peninsula's remaining developable ground can be counted on one hand, which is the mechanism driving the presale premium.

Why is Amara's per-foot pricing so much higher than the peninsula average? Amara is pricing 2028 delivery in a supply-constrained market, with a private marina, water views from every unit, seven penthouses, and interiors by Lillian Wu Studio, the New York firm also designing the Rosewood Residences on Lido Key. It is also the last two-tower project the current land inventory can support.

What actually differs between the older boutique buildings and the new ones? Ceiling heights, hurricane-code vintage, first-floor elevations, amenity depth, and reserve position. Amara's first floor is designed at fifteen feet above ground for flood resilience. A 1996 or 2002 building was built to a different code and carries a different insurance profile. Both can be excellent purchases. They should not be underwritten with the same spreadsheet.
